1. Receive complaints, reports, and questions about the physical condition of exterior property and the interiors of apartments, Common House, and Spirit Center.
2. Create budget recommendations for property maintenance and present those recommendations with rationale to the Finance Committee.
3. Inspect formally the exterior of all buildings (including decks) and the interior of the Common House and Spirit Center twice a year.
4. Repair or cause to be repaired broken, deteriorated, or worn common property.
5. Create standards of repair, cleanliness, and maintenance for common property.
6. Clean or cause to be cleaned common property.
7. Get competitive bids for repairs and/or maintenance work as follows:
a. From $100 to $300 - no bid
b. From $301 to $500 - oral bids
c. From $501 and up - sealed bids
8. Check references of workers and/or companies who do property maintenance.
9. Require liability insurance of all contractors who do work on ElderSpirit property.
10. Inspect, test, and approve the work of contractors before approving their invoice to be paid.
Members of the Property Management Committee may revise this Committee’s description as necessary.
